Certified Survey Work You Can Build On
Land surveying is the legal and technical foundation of every development project. Before a developer breaks ground, before a title company closes escrow, and before a municipality records a subdivision plat, a licensed Professional Land Surveyor must establish the precise boundaries and physical characteristics of the land. American Consulting & Engineering's licensed PLS professionals bring that foundation to projects across Washington County and greater Southern Utah.
Boundary Surveys establish the legal limits of a parcel by researching county records, recovering monuments, and measuring the ground to match — or legally interpret — the deeds and plats of record. Property owners, attorneys, and title companies rely on boundary surveys to resolve disputes, confirm setbacks, and support real estate transactions. In Washington County's rapidly developing communities, boundary clarity is essential before any construction begins.
ALTA/NSPS Land Title Surveys are the gold standard for commercial real estate transactions. Prepared to the Minimum Standard Detail Requirements jointly adopted by the American Land Title Association and the National Society of Professional Surveyors, ALTA surveys provide lenders, buyers, and title underwriters with comprehensive information about a property — easements, encroachments, access, utilities, setbacks, and any matters that affect marketable title. If you're purchasing or refinancing commercial property in St. George or Washington County, your lender will require one.
Topographic Surveys capture existing ground elevations, drainage patterns, vegetation, structures, and utilities across a site. This data becomes the base map for civil engineers designing grading, drainage, and infrastructure. Without accurate topo data, engineers are designing blind — and costly plan revisions follow. American Consulting & Engineering delivers topo surveys in AutoCAD format, ready for our engineering team or yours to begin design immediately.
Subdivision Platting and Recording is the process of legally dividing land into individual lots for development. American Consulting & Engineering prepares preliminary and final subdivision plats that meet Washington County and city requirements, coordinates the review and approval process with planning departments, and supports recording with the Washington County Recorder. Our surveyors understand local platting requirements inside and out — including dedication language, monument requirements, and certificate formats.
Construction Staking translates approved engineering plans into physical stakes on the ground that contractors can grade, excavate, and build to. Horizontal and vertical control is established from our survey control network, ensuring that finished infrastructure matches the approved civil plans — and that city and county inspections pass the first time.
GPS and Control Surveys establish geodetic control monuments and coordinate geometry across large project areas, utility corridors, and multi-parcel assemblages. High-precision GPS equipment and network adjustments ensure that every subsequent survey phase ties to a consistent coordinate basis — critical for large development projects where multiple crews and contractors are working simultaneously.
Throughout every project, American Consulting & Engineering's surveyors maintain the professional standards required of Utah-licensed Professional Land Surveyors. Every certified map and plat carries the PLS stamp and signature that your lender, title company, attorney, or planning department requires — and the professional accountability that comes with it.

Our Process
How a Survey Project Works
Every American Consulting & Engineering survey follows a structured process that ensures accuracy, defensibility, and on-time delivery from project kick-off through certified document delivery.
Project Scoping & Records Research
We begin every survey engagement by pulling all available county records — recorded plats, deeds, title commitments, and prior surveys. Our office staff reviews boundary calls, identifies potential conflicts, and flags any gaps in the record chain before a crew leaves the office. This front-end research prevents surprises in the field and keeps your project on schedule.
Field Crew Mobilization
A licensed field crew deploys to the site equipped with survey-grade GPS receivers and robotic total stations. Our crews are familiar with Washington County terrain — from St. George red-rock outcrops to sandy desert bottomland — and know where legacy monuments are likely to be buried or disturbed.
Data Collection & Analysis
The field crew recovers monuments, occupies control points, and collects precise angular and distance measurements. Data is downloaded and processed in our office using industry-standard software. Monument evidence is weighed against deed calls and plat geometry to establish a defensible boundary position.
Plat / Map Preparation
Our CAD drafters prepare a survey map or plat meeting all Utah State and Washington County recorder requirements. Legal descriptions are drafted to match the survey geometry precisely. ALTA surveys are prepared per the most current ALTA/NSPS Minimum Standard Detail Requirements.
Licensed PLS Review & Certification
Every deliverable is reviewed, stamped, and signed by a Utah-licensed Professional Land Surveyor. The PLS takes professional responsibility for the accuracy of the survey and the defensibility of the boundary opinion — giving your attorney, title company, or lender the certification they require.
Delivery & Recording Support
Final documents are delivered in your preferred format — PDF, AutoCAD DWG, or both. For subdivision plats, we coordinate with the Washington County Recorder to ensure all required certificates and approvals are in order before recording. We remain available to answer title company or attorney questions after delivery.
